The three (3) types of loans the company will make are categorized accordingly:

High Line offers short-term loans to borrowers secured by commercial and residential real estate for development and investment purposes.   We will also consider equity participations in real estate for development with a well-defined exit. When presented with the right opportunity, we may consider an equity investment that does not include real estate. See our Equity Participation page for current investments. Additionally, the company offers secured and unsecured small balance working capital business loans to operating businesses.  All loans/investments are expected to be 6 to 24 months. However, larger loan and equity positions may go out 36 months.

High Line Holdings operates in the tri-county area surrounding the City of Charleston, South Carolina, however, we may source opportunities outside the State of South Carolina.

Collateralized small balance commercial and residential real estate loans.

  • First lien position residential and commercial short-term (6 -24 months) loans. These can be bridge fix and flip loans from $20,000 – $500,000. Second position liens will be considered.
  • A clear exit strategy will be identified.

Short-term (typically less than 36 months) equity real estate investment opportunities for capital gains.

  • Residential and or commercial fix and/or flip property ownership from $50,000 – $500,000
  • Residential and or commercial property ownership from $50,000 – $500,000.
  • A clear exit strategy will be identified.

Working Capital Business Loans or Lines of Credit.

  • Minimum time in business one year and verifiable gross revenue of at least $100,000.
  • Secured if assets are available in the form of real estate, equipment, account receivables or inventory, however, these loans can be unsecured.
